Choosing a Builder
We will build any of our home plans on your lot. You will enjoy the same great service from our friendly staff of professionals, and you will be able to visit our design studio to complete all of your selections in one convenient place.
Condition of Your Lot
The biggest surprise a lot owner gets after they purchase a lot is how much additional site work may be required to make the lot build able. Not every part of the lot may be build able either. For example, if your new home placement on your property is lower than the crown of the road, your new home may require additional courses, in addition, you may be in a flood zone that requires your new home to have additional courses, or drainage issues may require extensive excavation work, which can run into thousands of dollars. In addition, there are areas consider as well, including easements, zoning laws, property line restrictions, architectural guidelines, and review processes.
Free On-Site Evaluation -We will visit your lot and help you determine if the land is suitable for building. We can help you determine setbacks, environmental constraints, and availability of utilities and sewer.
Floor Plans
Why spend time and money on an architect when you can choose from any of our floor plans? In addition, with unlimited options, you can be sure to get the perfect home for your family. Of course, if you have your own floor plan we can build that too! You can also modify any of our floor plans to suit your needs!

Building Timeframes
Building on your own lot allows you the freedom to choose the floor plan you want. Depending on the size and complexity of the home as well as the unpredictable nature of building on scattered sites, it is important to maintain open lines of communication with your sales consultant and superintendent. Beware the builder that promises unrealistic building times because you are at the mercy of building inspectors and the open elements of the weather.

Our Build on Your Lot program includes our exclusive Home Buyer Review Meetings. These regularly scheduled sessions with your Sales Consultant, Permitting Director, Architect, and Construction Manager occur throughout the construction of your home and give you the opportunity to ask questions, review selections, and fully understand the construction process.

Six Simple steps to building on your lot
- Select Your Lot - Let us know the location of a lot you already own or pick from one of our existing lots.
- Select Your Plan - The hardest part may be selecting which of our plans you would most like to live in! Your Sales Consultant will assist you in selecting your new home and drawing up the construction agreement. If you already have a plan, that is great too, but allow a little extra time for us to meet with the trades to go over the plan.
- Arrange for Financing - Your Sales Consultant can help direct you to the lender that best suits your qualifications and arrange for financing.
- Make Your Selections - You will be happy to choose from hundreds of custom options at your fingertips! We will help you keep an eye on your budget because they are all pre-priced for your convenience.
- Begin Construction - Your Superintendent will be available to answer and questions or concerns that you may have during all phases of construction.
- Move-In and Warranties - Your relationship with your Sales Consultant and Superintendent does not stop with construction. You will have a final walk through before the Certificate of Occupancy is issued and a complete review of the 2-year warranty and additional 10-year structural warranty. We will also provide with contact numbers for all of our trades.
