Introduction:
Allstate Homes has been building new concrete block homes in The Bay area since 1955. It’s truly remarkable when you analyze how many building companies have come and gone in 51 years. That’s saying a lot about our company. Through the ups and downs and vagaries of the building and real estate industry we are still here along. During our history we have mostly catered to entry level buyers, a market which has been abandoned by almost all local builders. In the Tampa Bay area over the course of 53 years no builder has constructed as many on your lot concrete block homes as Allstate Homes Inc., The relationships we have established with our subcontractors and suppliers cannot be duplicated. We have subcontractors that have been working for our company for more than 40 years, amazing. We are a member of several accredited building organizations nationally and in the bay area.
Evolution:
In 51 years many changes have occurred to the marketplace. There has been a transition from building on vacant lots to tearing down older homes and replacing these homes with brand new homes designed to fit the lot. As the market place evolves so has Allstate Homes. We have increased our designs. We are flexible in the modification of our floor plans. Sometimes you have to be flexible in plan design to fit the home to the lot or around a tree, setback or flood zone. We have created a niche for our clients. We have specific homes that fit specific lots. We have floor plans that work well on large tracts of land. We have large custom designs that work well on a narrow South Tampa lot. We have several bungalow designs that meet overlay requirements in the City of Tampa. We have elevated floor plans designed for flood zones. We have an in house architect who works with our clients to get the plans just right. We even have a mother-in law apartment that can be built as an accessory building on an existing lot with an existing home. In fact, we have more than 500 floor plan archived in our database.
Customer Service
We pride ourselves in customer service; from start to finish we make sure that our clients understand the building process. Sales staff makes every effort to keep the client informed during the course of construction. Our Sales team is not only friendly but they have a lot of knowledge and experience. “It’s so important to listen to the client and make sure that you have a full understanding of their wants and needs.” says sales team member Ivy Norwood. There are two model homes that you can preview located in Lutz with another one coming soon located on County Line Rd between US 41 and Dale Mabry Hwy. Prestige
Several years ago Allstate Homes created a new division with 20 new floor plans for buyers who are purchasing their second or third homes. These new floor plans reflect many of today’s required standard features for families like structured wiring, Lanais, security systems, ceramic tile floors, thermo-foil cabinets and much more. This division is called Prestige Executive Homes. Infill development
Our traditional focus has changed over time. Rather than building on vacant lots many new homes are constructed on original lots with existing homes. Through the use of various demolition contractors, we have the capability of removing an existing home and building new on the lot. “Property values have risen so drastically it is easy to utilize the equity in an old home to finance the construction of a new home on your lot without money down or even monthly payments. In fact, this is currently our number one growth area. We are tearing down in areas like South Tampa, central Tampa and Pinellas County and rebuilding” says Sales and marketing counselor Dan Larson who has worked for Allstate for ten years. Our second largest growth business is the replacement of dilapidated trailers. The average lifespan of a trailer home or mobile home is about ten years and with the increase and intensity of our Hurricane cycle, many people are making the decision to live in a safe and secure concrete block home.
Structural Integrity
With the unpredictability of today’s weather conditions it’s difficult to know what tomorrow will bring. What we do know at Allstate Homes is that a home constructed with concrete block, incorporates a continuous poured steel reinforced concrete footing and is engineered with poured concrete and steel cells to meet Florida’s stringent hurricane code. This home will provide our client’s with peace of mind, “says Eric Diehm, because we use only quality materials inside and out in the construction of an Allstate Home. For example, Allstate Homes uses a slab poured at 3,000 PSI with elevated wire mesh and fiber mesh in the foundation to reduce settlement cracks. Most of our competitor’s use only fiber mesh in the slab. Our standard roof shingle is 30 year dimensional shingle on all homes, while many competitors use only a 20 year three- tab shingle. Each home we build includes a 2-10 Home Buyers warranty for ten full years of structural coverage.
