Site work is one of those areas of building a house that no one ever talks about after it is done because it is out of sight and out of mind. If you are lucky and the lot that you bought already has water and sewer lines there waiting for you to hook up your plumbing lines to them, cross this cost off your list and congratulations!

If not, then you will need to budget for water and sewer. If your lot is in a community where public services provide water and sewer resources, the cost to hook up to these public lines will be determined by the distance from the location on your lot of the new house to the nearest public water and sewer lines.

If you don’t have the option to hook up to public water or sewer lines, you will need to build a well and create a septic system. The cost to build the well will depend on how deep to dig in order to hit water.

And the local government likes to be involved in all of the above, so there will be fees for permits and inspections.
